What this article shows

Taxable income per taxpayer is ¥5.18 million in Tokyo's 23 wards, compared with ¥4.21 million in Kawasaki, ¥4.20 million in Yokohama, and ¥3.47 million in Sagamihara. None of the three Kanagawa cities exceeds Tokyo, but Kawasaki and Yokohama are at about 80% of Tokyo's level while Sagamihara is at roughly two-thirds. This comparison avoids unsupported attempts to subtract arbitrary rent figures from taxable income.

Taxable income in Tokyo's 23 wards vs 3 Kanagawa cities (2023)

CityTaxable income per taxpayerDifference from TokyoShare of Tokyo level
Tokyo special wards¥5.18 million—100%
Kawasaki¥4.21 million-¥970,00081.3%
Yokohama¥4.20 million-¥980,00081.1%
Sagamihara¥3.47 million-¥1.71 million67.0%
Tokyo special wards ¥5.18 million Taxable income per taxpayer
Kawasaki ¥4.21 million Taxable income per taxpayer
Yokohama ¥4.20 million Taxable income per taxpayer

Kawasaki and Yokohama are at about 81% of Tokyo; Sagamihara is at 67%

The gap with Tokyo is ¥970,000 for Kawasaki, ¥980,000 for Yokohama, and ¥1.71 million for Sagamihara. Kawasaki and Yokohama differ by only ¥10,000 and are effectively at the same level, while Sagamihara is ¥730,000 to ¥740,000 below the other two Kanagawa cities.

It is not valid to subtract an arbitrary two-bedroom rent from taxable income and label the result "real wealth." Taxable income is not take-home pay, and neither household size nor housing conditions are standardized. For that reason, a rent-subtraction table from the earlier version of this article has been removed.

Tokyo's headquarters economy versus the commuting and industrial structures of Kanagawa's cities

Reading the regional background

Tokyo's 23 wards include headquarters, finance, foreign companies, and high-paying professional employment concentrated in areas such as Chiyoda, Minato, and Chuo. Kawasaki is supported by Tokyo commuters in places such as Musashi-Kosugi as well as employers including Fujitsu, NEC, and JFE Steel. Yokohama combines higher-income commuting areas such as Aoba and Tsuzuki with major corporate locations around Minato Mirai.

Sagamihara has commuting hubs such as Hashimoto and Sagami-Ono, but its large territory includes areas with very different industrial and age structures. Even within Kanagawa Prefecture, the combination of proximity to Tokyo and the depth of high-value employment inside each city can produce resident-income gaps of more than ¥700,000.

How to read these figures

Important notes

Taxable income and wage statistics cover different populations and use different definitions, so taxable income should not be compared directly with monthly wage figures.

The article is organized primarily around published statistical figures. Numerical values directly observable in the statistical tables should be distinguished from interpretations of background factors.

Summary: Tokyo is clearly higher, while Kawasaki and Yokohama are near 80% of its level

Key takeaway

Tokyo's 23 wards clearly lead in taxable income, Kawasaki and Yokohama are almost tied below them, and Sagamihara sits further back. To compare actual household financial room, housing costs, taxes, and household size would need to be aligned using real data.

  • Tokyo special wards: ¥5.18 million
  • Kawasaki: ¥4.21 million; Yokohama: ¥4.20 million
  • Sagamihara: ¥3.47 million
  • Do not use unsupported rent subtraction to define "wealth"
